What does a home inspection cost? You don’t have to jump through hoops to find out how much you’re going to pay for gas, food or clothes. So why should it be that way in the service industry? You’re right, it shouldn’t!
One thing learned after three decades? Nobody knows it all and it takes time and effort to stay up to date with new technologies and building practices. When I decided to become an Oregon Certified Home Inspector, I was determined to properly merge everything I had learned as a contractor with the nuances of being a Professional Certified Inspector through the leading accredited inspector education program, InterNACHI, before hanging out the Trusted Home Inspections shingle. I will always continue to learn and stay informed. In today’s world of specialization, fewer homeowners have the time or inclination to be knowledgeable about all building systems and how they work together. You need someone who is trusted.
A thorough home inspection is a worthwhile investment when buying or selling a home, and down the road, too. Follow-up inspections are a great idea for the busy homeowner who wants to stay ahead of surprises. Also, I’m happy to consult and help determine the necessity or direction of future maintenance or upgrade projects in their home, and even offer reminders on small things like how to change a furnace filter or find a leak.
Foundations, grading & drainage, basements, walkways, and floor, wall and ceiling structures.
Roof coverings, drainage systems, flashings and skylights, chimneys and other roof penetrations.
Service entrance and panels, branch circuits, connected devices and fixtures, smoke and carbon monoxide detectors, and making sure your outlets are GFCI-protected.
Fixtures and faucets, water supply systems, drain, waste and vent systems, water heater, vents, flues and chimneys, and any sump pumps or fuel storage and distribution systems.
Heating and cooling equipment, ducts, vents and flues.
Dishwasher, garbage disposal, range hood, range or oven, cooktop, microwave, trash compactor, bathroom exhaust fans, garage door operator, and other built-in appliances.
Accuracy in these matters is critical. I work with specialized professionals who have the highest quality equipment, up-to-date training, and experience in their respective fields. They perform these inspections as sub-contractors for Trusted Home Inspections. I have experience, formal training and/or certifications in all of those areas, so that I can help make an informed decision about when to use their services.
Although I leave the scientific and technical testing of certain pieces of the puzzle to Specialized professionals, through me, they do so at a rate in line with what most inspectors charge to do it themselves.
